The cost of buying a property in Turkey is much lower than in other parts of the world. It is better to check all the details clearly before buying so that we do not have any problems in the purchase process. Even the Turkish government has banned them from buying, obtaining residency or citizenship due to non-compliance with the law.These costs include:

1.The cost of transferring a document or Tapu Taşınmaz Harcı: To transfer a document from the seller to the buyer is the legal authority of the notary public (Tapu ve Kadastro). Percentage must be paid by the buyer and the remaining 2% by the seller.
Important Note: The property in question is usually purchased in two ways:
A. Purchase from builders: Depending on the project and its builder, it is possible to pay 4% of the total transfer of the document by the builder. Also, the transaction value of the property and the declared value are usually calculated the same. .
B. Purchase from the owners: Depending on the type of contract and agreement of the parties, it is paid that usually the buyer pays not only his 2% share but also 2% of the seller.

2. Cost of working capital or Döner sermaye:This fixed amount determined by the notary public is approximately equal to 400 lira.

3. Selling to a foreigner Yabancıya Satış: In buying and selling a foreigner, another fee is charged by the document office, which is approximately equal to 600 lira.

4. Cost of preparing a value report or Taşınmaz Değerleme Raporu: From 04.03.2019 Submission of this report, also known as Expert Report Report, is mandatory for all foreign nationals. O will be paid equal to 1500 lira.

5. The cost of the real estate agency: According to Turkish law, between 2 and 3 percent of the transaction amount is received as a commission from the buyer.

6. Lawyer and attorney’s fee: If the purchase process is in absentia, the amount of € 150 will be received by the Turkish Consulate for the power of attorney. Also, the lawyer will receive an amount equal to € 1050 + KDV to do the work.

7. The cost of the sworn translator: If the buyer does not have the ability to read and write Turkish, the presence of an official translator is required, which will cost 500 lira.

 

8. The cost of property tax Emlak Vergisi: Property tax in Turkey is calculated annually and paid to the municipality. Increases or decreases these rates annually.
